More Boston listings are giving buyers a little more room
Realtor.com reported that days on market in Boston increased by 6 days compared with September 2025. More time on market usually means more choices for buyers. For owners, it means a well-priced home still stands out, and a poorly priced one sits longer.
These numbers cover the three months ending August 31, 2026. Realtor.com also reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. That matters because higher rates press on what buyers can afford.
Where inventory grew the most
The Real Estate Data Aggregator counted 147 homes for sale in ZIP 02127 in the three months ending August 31, 2026. That is up 34.9% from the same months of 2025. Yet the median days on market there fell to 28 days, down 7 days from a year before. More supply did not slow things down in that ZIP code.
ZIP 02128 also saw a big jump. The Real Estate Data Aggregator counted homes for sale up 33.3% there. The median days on market came in at 26 days, down 9 days from a year before. Nearly 3 in 10 homes there went under contract within two weeks of listing, at 28.8%.
Days on market, ZIP by ZIP
The picture is not the same everywhere. The Real Estate Data Aggregator found that ZIP 02111 had a median of 57 days on market, even though new listings there rose 40% from a year before. ZIP 02110 sat at 54 days, up 9 days from last year. More supply does not always mean faster sales.

Prices: a mixed picture
The Real Estate Data Aggregator showed the median sale price in ZIP 02110 at $1,660,000, up 24.8% from a year before. ZIP 02111 came in at $1,252,500, up 10.8%. ZIP 02109 dipped to $930,000, down 30.2%. ZIP 02128 slipped a little too, to $698,250, down 2.3%. Not every part of Boston moved the same way.
Realtor.com put the median home price for the Boston-Cambridge-Newton metro area at $784,778 as of September 30, 2026. The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Boston's numbers vary a lot from that national figure, ZIP to ZIP.
What sellers are getting at the closing table
Even with more inventory, sellers in most ZIPs are still closing near their asking price. The Real Estate Data Aggregator found that ZIP 02127 averaged 98.7% of list price. ZIP 02128 averaged 98.8%. ZIP 02205 averaged 100% of list price, and 20% of homes there sold above list.
ZIP 02111 is the one to watch on the seller side. No homes there sold above list price in this period, down 4 points from a year before. The sale-to-list ratio slipped to 95.9%. That is still close, but it is the softest of any ZIP with enough sales to compare.
Speed: some homes still move fast
Half of all homes in ZIP 02109 went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share is up 25 points from a year before. ZIP 02210 saw 36.1% go under contract within two weeks, up 13.9 points. Not every home is sitting longer, even as the overall market slows a little.
- Boston has more listings than a year ago in most ZIP codes, and Realtor.com says homes are taking 6 more days to sell city-wide.
- But the fastest ZIPs are still fast, and sellers who price well are still closing near their asking price.
- The market shifted a little, not a lot.
One street can read very differently from the ZIP code around it. A home on a quiet block in 02127 may move in days, while one two streets over takes twice as long. The numbers above are a starting point, not the whole story for your address.
