Higher mortgage rates are meeting stronger demand in one part of Boston

CNBC reported the average 30-year fixed mortgage rate reached 7.49% as of October 7, 2026. That is a real cost. It adds hundreds of dollars to a monthly payment. But in ZIP 02110, buyers kept showing up anyway.

The Real Estate Data Aggregator counted 43 homes sold in ZIP 02110 in the three months ending August 31, 2026. That is up 72% from the same three months in 2025. Pending sales hit 38, up 72.7%. Supply fell to 4.3 months, down 3.9 months from a year before. Demand absorbed listings at a solid pace, even with rates this high.

Pending sales there fell 34.6%. ZIP 02127 had 197 homes sold, up 5.9%, with supply at 2.3 months. ZIP 02110 stood apart on sales growth and supply tightening.

What higher rates are doing nationally

CNBC reported purchase mortgage applications declined 2% for the week of October 7, 2026. Refinance applications were 56% lower than the same week a year ago, also per CNBC. Nationally, the Federal Housing Finance Agency said U.S. home prices rose 2.6% from July 2025 to July 2026. Rates are squeezing buyers broadly, but some markets are still moving.
